Where Is the Housing Shortage?

In this forum, Kirk McClure and Alex Schwartz make the provocative argument that the U.S. does not have a true housing shortage, but rather a mismatch between housing income and price in many areas. Scholars including Yonah Freemark, Whitney Airgood-Obrycki, Daniel McCue, George Galster, and Roberto Quercia applaud McClure and Schwartz for taking a critical look at this issue, but challenge their methods and choice of indicators, point to evidence that the housing market is not functioning well, and argue that increasing supply will improve housing affordability.
